1999-2000 Capital Renewal and Deferred Maintenance Education and General Building Projects:
Demaray Hall 150 Remodel
The renovation of this space will begin August 1st and be complete by September 24th. This project will provide the latest ergonomic seating, handicap space, overhead projection upgrade, electrical and data to each seat, new lighting, paint, carpet, visual board and re-skinning of all doors to natural maple.
SUB 2nd Floor Re-Roof
The lower elevation of this roof was replaced in 1991. The upper section was installed in 1960 and is approaching 40 years old. Normal life cycle is 20-25 years. The kitchen ventilation equipment located on this roof and over-hanging tree canopies require frequent foot traffic for maintenance purposes. The roof requires extensive maintenance to keep it leak free. The building roof deck has minimal insulation causing summer room temperatures to soar and winter utility costs to be high. The existing roof will be overlaid with a recover board and R-30 insulation will be installed. A new roof membrane with a cap sheet will also be installed.
Safety and Security, Miscellaneous Projects
Peterson Exterior Repairs
The exterior bird blocking and eaves of Peterson Hall have become openings into the building for squirrels and birds to nest. In this project we will examine the perimeter of the building and repair holes and screen eaves where appropriate. Once complete, the exterior of the building will be cleaned.
Brougham Masonry Restoration – Phase I
The east and west wall mortar joints on the main gym are cracked because the wall was erected without expansion joints. Water penetrates the walls through these cracks causing further deterioration to the mortar and brick and damaging the structural members beneath. Expansion joints will be installed to relieve stress in walls resulting from solar load expansion.
Demaray Hall – Automatic Doors
Automatic door openers will be installed on the following doors: Southwest entry, Southeast entry, South and North entries to the 150 lobby.
EMS Projects
The 1999 Delta 1000 Energy Management System replacement provided bear bones heating control of lower campus buildings while providing an infrastructure for future enhancement. This year’s target scope is boiler flame failure reporting to Security, space temperature sensing and air-handler start/stop/status control points. We will also be focusing on four lighting upgrades this year: Hill Hall common areas (The rooms were retrofitted last year), Peterson Hall, Alexander Hall, and Demaray Hall. Retrofits will include new lamps, energy efficient ballast, and some controls.
Auxiliary Projects:
Falcon Apartments Renovation
Interior and exterior of the building will be painted; all windows will be replaced; kitchen cabinets and counters will be refaced; new carpet, vinyl and bedroom furnishings will be installed; bathroom fans, light fixtures and window coverings will be replaced. Additional jacks for phone and data will be installed. Plant staff and contractors will perform the work.
Emergency Generator - Hill Hall
This is to complete the installation of the Hill Hall generator. The generator is in place but needs to be wired up to the appropriate building systems, ventilated, and sound proofed. This will provide emergency lighting and hot water pumps to Hill Hall in the event that a power failure occurs.
Fire Alarm Improvements – Hill Hall
This fire alarm is nearing 20 years of age. Smoke detectors are starting to fail and parts are no longer available for the control panel. ADA compliance is not possible with these panels. A control panel failure would result in an unplanned emergency replacement of the system at a higher cost. Occupancy of the residence halls would also be threatened. The fire alarm system will be replaced before emergency replacement is required.
Furnishings and wiring (see attached break out of each unit)
This summer we will be doing the following to Campus housing areas: installation of data/phone/CATV and new furnishings to the Sprague Apartments, 650 Cremona, 6th
and Nickerson Four-Plex and 601 Emerson. We will also be updating the existing wiring in the theme houses. We will be furnishing three more units in the Wembley Park Apartments and shelving units to the Hill Hall Triples. This is due to family residences being changed into undergraduate units. Furnishings include: bunks, dressers, desks, bookcases, sofas, coffee tables, dining sets, club chairs, desk chairs and end tables. See attached sheet dealing other issues that need to be resolved in 601Emerson and Sprague Apartments
Ashton Shower Tile Repair / Ventilation – Phase I
In this phase, six of the worst showers will be addressed. This will include removing the tile on the walls, ceiling, and floor. A new ceiling will be installed with new can lights. New tile backer and tile will be installed on the walls and a seamless floor will be installed. Between the showers, new dividers will be installed. This is the first phase and we will plan on improving an additional six showers next fiscal year.
Moyer Hallway and Bathroom Ventilation
Ever since the windows were removed from the west end of Moyer for the chiller installation in 1988, there have been chronic complaints about a stale air smell on the first and second floors due to poor air circulation. Equipment needs to be provided to adequately provide a fresh air exchange for these areas.
Seismic Bracing in Residence Halls
This is the initial phase of a multi year project to examine our buildings and determine the needs that exist to make them more earthquake safe. The purpose is to investigate structures from the top down to identify potential hazards and correct them as we can. We will begin in Ashton and work our way through the residence halls.
Emergency Repairs (All Dorms)
This budget is to replace appliances in apartments and rental houses, flooring, campus housing chimney, gutter and roof repairs and furniture repairs.
